Arizona security deposit deadline

In Arizona, a landlord generally has 14 business days after move-out to return your deposit or send a written itemized statement of deductions. The governing law is A.R.S. § 33-1321.

What can happen if the landlord doesn’t comply

Under A.R.S. § 33-1321, a landlord who fails to provide the itemized list and amount due on time may be required to pay the amount due plus damages equal to twice the amount wrongfully withheld.

Arizona: the 14 business days run from move-out plus your written demand, so this letter doubles as that demand. Holidays are not excluded in the date above. If you don’t dispute the landlord’s itemized list within 60 days after it is mailed, further claims may be waived.

Steps to get your deposit back

  1. Note your move-out date and check the deadline above.
  2. Send a written demand by certified mail with return receipt, and keep a copy.
  3. Include photos, your lease, and any move-out inspection report.
  4. If the landlord doesn’t respond, small claims court is the usual next step.
