Michigan security deposit deadline

In Michigan, a landlord generally has 30 days after move-out to return your deposit or send a written itemized statement of deductions. The governing law is Michigan Compiled Laws §§ 554.609 and 554.610.

What can happen if the landlord doesn’t comply

Under Michigan Compiled Laws §§ 554.609 and 554.610, a landlord who fails to mail the itemized notice of damages within the deadline forfeits any claim for damages, and the full deposit is due immediately.

Michigan: 30 days is the deadline for the landlord to mail an itemized notice of damages. If you receive one and disagree, you generally must respond in writing within 7 days, so read the notice carefully.

Steps to get your deposit back

  1. Note your move-out date and check the deadline above.
  2. Send a written demand by certified mail with return receipt, and keep a copy.
  3. Include photos, your lease, and any move-out inspection report.
  4. If the landlord doesn’t respond, small claims court is the usual next step.
