Pennsylvania security deposit deadline

In Pennsylvania, a landlord generally has 30 days after move-out to return your deposit or send a written itemized statement of deductions. The governing law is Pennsylvania Landlord and Tenant Act, 68 P.S. § 250.512.

What can happen if the landlord doesn’t comply

Under Pennsylvania Landlord and Tenant Act, 68 P.S. § 250.512, a landlord who fails to provide the written list of damages within the deadline forfeits the right to withhold any portion of the deposit, and a landlord who fails to pay the balance on time may be liable for double the amount improperly withheld.

Steps to get your deposit back

  1. Note your move-out date and check the deadline above.
  2. Send a written demand by certified mail with return receipt, and keep a copy.
  3. Include photos, your lease, and any move-out inspection report.
  4. If the landlord doesn’t respond, small claims court is the usual next step.
